"The spot just felt very family-forward," Kyle Monk told a Grand Rapids TV reporter this week, explaining why he and his co-owners chose a storefront at Knapp's Corner for their next restaurant. Monk isn't a commercial real estate broker talking about demographics or drive-time radii. He's a burger guy who moved to Forest Hills, spent some time in the neighborhood, and decided this was where his business belonged.
That single detail changes how you should read everything else happening on this stretch of the East Beltline right now. Two restaurants are opening within weeks of each other in the broader Forest Hills area this fall, and neither one is a chain executing a market-expansion plan from a spreadsheet in another state. One is a family-run Mexican kitchen finally filling a storefront that sat empty long enough for neighbors to notice. The other is a regional burger concept whose owner picked the location because he already lives a few minutes away.
The Burger Joint Whose Owner Already Lived Here
Nonla Burger is targeting the first week of October 2026 to open its newest location at 2090 Celebration Dr. NE, in the space that used to hold a Firehouse Subs, directly across from Celebration Cinema North. It will be the fourth Nonla Burger overall and the second in Grand Rapids, joining the original location at 449 Bridge St. NW that opened in December 2022.
What makes this expansion different from the west side original is worth sitting with. Monk told WOOD TV8 his family had recently moved to the Forest Hills area, and getting to know the community is what put the Beltline corridor on his radar in the first place. That is not how most restaurant groups pick a fourth location. Most run comparables. Nonla ran into its own neighborhood.
"We felt like it could be a really good spot to have, you know, burgers, shakes, fries, right there with the other local businesses."
The new location will look and run differently than the flagship. It's a smaller footprint with order-at-the-counter service, no bar and no alcohol, built for the kind of quick family stop Monk described rather than the sit-down, arcade-games, wall-of-Life-Magazines vibe of the original. The menu is getting new additions too: a Vietnamese-influenced pho burger, a chicken sandwich built on a ginger-based sauce with pickled vegetables that leans toward a banh mi, and a French vanilla ice cream sandwich for dessert. Co-owner Johnny Nguyen brings a Michelin-starred background to the concept, and the new sandwiches are where that shows up most.
The lease was signed in May 2026, and renovations have taken most of the summer, largely because the space needed a new kitchen hood. As of late September, Monk described the build-out as close to finished, with hiring and training underway.
A Storefront Forest Hills Had Been Watching
A few minutes away on Forest Hill Ave SE, a different kind of opening has been building anticipation of its own. Azul Agave Mexican Cuisine & Bar is now in its soft-opening phase at 884 Forest Hill Ave SE, serving street tacos, fajitas, and a full tequila and margarita program in a space that had been vacant long enough that neighbors started asking questions the moment new signage appeared earlier this year.
That waiting period matters more than it sounds like it should. A restaurant filling a spot that has sat dark for months does something a brand-new build never does. It closes a gap in a stretch of road that people drive past every day, and it answers a question that had been sitting unanswered on that block for a while.
Azul Agave's current soft-opening hours run 11 a.m. to 8 p.m. Monday through Thursday, 11 a.m. to 9 p.m. Friday and Saturday, and 11 a.m. to 7 p.m. on Sunday. The name nods to the blue agave fields where tequila originates, which tracks with a bar program built around a wide tequila selection alongside Mexican beer and cocktails.
What Was Already Standing at Knapp's Corner
Neither of these openings is happening in a vacuum. Knapp's Corner, the retail node at Knapp Street and the East Beltline where Nonla is landing, has been one of the more consistently active commercial districts on Grand Rapids' northeast side for years. Business coverage of the area has repeatedly pointed to the same core group of anchors:
- Meijer
- HopCat
- Melting Pot
- IHOP
- Panera Bread
- ALDI
- TreeRunner Grand Rapids Adventure Park, an outdoor aerial course with zip lines
That's a corridor built mostly around dependable, recognizable names. What's opening this fall is not that. Nonla Burger is a regional operator with four locations total, still small enough that its owner can name-check the specific reason he picked one intersection over another. Azul Agave is independently run and filling in a storefront rather than adding to a shopping center's anchor list. Both are a departure from the corridor's usual growth pattern of national chains signing leases in planned developments.
Two Corridors, One Underlying Shift
Forest Hill Ave and Knapp's Corner aren't the same stretch of road. One is a more established residential corridor closer in, the other a Beltline commercial hub built for cars and big-box anchors. But treating this fall's openings as two unrelated stories misses what actually connects them.
Both restaurants are landing in the Forest Hills area because someone with a personal stake in the neighborhood decided it was worth betting on, not because a corporate site-selection team ran the numbers on traffic counts and rent per square foot. Monk's family lives here now. The Azul Agave space sat empty precisely because it wasn't an easy plug-and-play chain location, and it took a family-run operation willing to do the work to bring it back to life.
That's a small shift, but it's the kind that tends to compound. When the people opening businesses in a corridor are also the people living a few blocks from it, the businesses that show up start reflecting what residents actually want on a Tuesday night rather than what a franchise development team assumes will perform in a given zip code. A counter-service burger spot with no bar, built small enough to be a quick family stop, is a very specific kind of bet on what a neighborhood needs. It's a different bet than the one that put a Melting Pot and an IHOP on the same stretch of road a decade ago.
What This Looks Like By November
If Nonla Burger holds its first-week-of-October target, it will be open well before the holidays, giving the corridor a quick-service option that didn't exist there before. Azul Agave is already serving during its soft-opening window on Forest Hill Ave, with a full launch presumably following once the initial weeks settle out.
Neither opening is going to redefine Forest Hills. But together they're a useful signal for anyone who has lived here long enough to have opinions about Knapp's Corner's usual lineup of chains. The newest additions to the neighborhood's food scene aren't corporate expansions treating the area as a market to enter. They're personal decisions made by people who already call this stretch of Grand Rapids home, which is a different kind of vote of confidence than a lease signature usually represents.
If you're planning to try the pho burger once Nonla opens, or you've already had a margarita at Azul Agave's bar on Forest Hill Ave, Kristina L Tanner would love to hear which one wins your regular rotation. Kristina spends plenty of time in this corridor herself, and she's always up for comparing notes over good tacos or a smash burger with the neighbors who already live here.
